When you are looking for a building lot, you’ll need to know what to look for. this probably varies some depending on which state and county you live in, but these tips will help that you don’t overlook important items to ask about.

We’re currently dividing this 45+ acres into 5 building lots. Let’s assume you want to buy the 2.7 acre lot that’s highlighted in yellow. First, you need to make sure location fits your lifestyle. Then check zoning, which in this case is AR-1 in Loudoun county VA. Next you’ll want to verify that it has an approved drain field. Then what type of drain field? This one uses an approved and recorded easement to adjoining lot. The design will require a pump since it is uphill from the lot. Next you’ll need to verify ingress/egress for road, and utility easements. Is public transportation available in area?

Ok, so far everything looks good. What about well? How deep and how much? The average depth here is 450' at a cost of $6500.00 to drill, grout, and cap. There will be additional cost to run water lines to house you build.

Who builds the access road? Will there be a road maintenance agreement? Is high speed internet available? Are there any other easements across the lot? How much to run power to the lot? Building permit costs? Can large trucks get to the lot when you start building? Is there an HOA or covenants? Can power lines be overhead or underground? If I buy a modular, can trucks and crane get to the lot to set house?
